T3 Team has recently designed KOKOIS Concept Store which is a cafe, bistro and lounge combined with a retail store.

The project consists of the renovation of a warehouse, to make it bright and more spacious (addition of a mezzanine) with a nice and busy cafe at the front and a cosy and quiet lounge in the backyard garden. The concept is a mix between industrial and “recovery” style but bringing a Feminine atmosphere to the whole project: color, shape, comfort, food…

T3 Team has also considered the consumption of energy in that project, trying to minimize the use of Air Conditioning by: limiting the surface with AC, promoting natural ventilation by opening largely both facades, insulating the existing roof with palm leaves and creating a ventilation system at the upper part of this roof, installing fans to bring comfort for customers during hot season.

BIOCLIMATIC PRINCIPLES UNDER TROPICAL CLIMATE

Even if Kokois Building is originally a simple warehouse, T3 manages to turn it into a very efficient Bioclimatic Building, following some very low-tech solutions. That’s why we are proud to share with you the main ideas and T3 recipe => break the existing walls on both side of the building to allow Natural Ventilation, cut the upper part of the exisitng roof and re-install it on a secondary structure to allow hot air evacuation, install a secondary roof to create a double ventilated roof, add few ceiling fans, specify LED lighting, limit AC to 1/4 ot the building area, add few pergolas, tropical plants….and you get a very efficient building, cheap, comfortable and full of customers!

NATURAL VENTILATION

T3 opened the upper part of the roof to allow the hot air evacuation. Then, the double ventilated roof improve the thermal comfort inside the building as well as acoustic during rainy season.

KOKOIS layouts

T3 created many different atmosphere in a simple volume, by adding few partitions, terraces, mezzanines and playing with the natural light turning around the building all along the day. All rooms are perfectly located as to make the operation easy: quality of use.
